Enough Is Enough: The Coordinated Property Machine Around New Square

Anyone paying attention to the housing patterns around New Square already knows the script: the same mortgage channels, the same players, the same “personal use” mortgages for homes no one actually moves into. It’s not random. It’s a structure. 

A deal on Hempstead Road says it all.


CASE IN POINT — February 2025: 96 Hempstead Road 

In February 2025Menachem Deutsch of 2 Cleveland Ave., Apt K, New Square purchased 96 Hempstead Road for $849,000, with a mortgage of $806,500.

Here, the paperwork is even clearer:

  • The mortgage documents contain a specific condition that the property is for personal use
  • That means the loan was extended based on the borrower’s intent to occupy the property as a residence
  • Yet, like the prior example, Deutsch remains associated with his New Square address, and the Hempstead property has never functioned as his personal residence

Same core features:

  • Personal-use / primary-residence conditions
  • No real-world occupancy
  • Bad intentions 

A Recurring Machine, Not Isolated Coincidences

When you put these examples next to each other — and next to many more like them — the pattern is hard to dismiss:

  • Owner-occupancy loans where the supposed “personal residence” is never used as such
  • High LTV financing that only works because it’s labeled personal use
  • Concentrated reliance on specific mortgage originators and channels
  • Borrowers staying based in New Square while “residing” on paper in other homes
  • coordinated acquisition pipeline that does not resemble an open, organic housing market

These are not just technicalities.
They shape who gets to live where, who feels pushed out, and how quickly a neighborhood can be upended by questionable activities. 


The Human Impact Is Real

Behind every “creative” mortgage structure are real people dealing with the fallout:

  • Neighbors watching houses flip into a pattern they have no say in
  • A local market where insiders move quickly and quietly, and everyone else feels like they’re playing a rigged game
  • Owners resorting to filling up these homes with multiple unrelated families (SRO’s) in order to afford the mortgage 

This is not a healthy housing ecosystem.
It is leveraged power, channeled through paperwork.


This Will Continue Until It’s Dragged Into the Open

Stopping this doesn’t start with blaming one borrower or one broker. It starts with refusing to pretend this is normal and insisting on sunlight at every level:

  • Regulators reviewing occupancy certifications and loan files
  • Lenders asking why the same patterns keep repeating in the same place
  • Journalists mapping out the transactions, names, and timelines
  • Local officials and boards demanding transparency in who is buying what, and why
  • Residents and advocates speaking openly about what they see on their own blocks

These systems survive on quiet.

They weaken the moment people start naming what’s happening, documenting it, and refusing to be gaslit into thinking it’s just business as usual.

  1. Unfortunately, some of humanity’s smoothest, most devious operators have a way of presenting as ever-so-charming, thereby getting away with their heinous actions. But all the charm in the world won’t work on Moshiach, who is expected to sniff out all foul players.

  2. The funny thing is…. I would love to tear in to anyone here on the chat who ha a mortgage application, and got a loan……. and see if all the information that was presented to the bank was 100% accurate and true.

  5. I support the site and its goals and am writing only in the spirit of being helpful.

    A) Some of the articles read as clearly AI-generated, which can unintentionally weaken the message and come across as unprofessional. I would strongly suggest rewriting them. If time is an issue, this can be very affordably outsourced on sites like Fiverr, and it would go a long way in strengthening the impact of the message.

    B) Posting names and photos of individuals can have lifelong consequences for them and their families. While mesira in Chazal is sometimes permitted, it generally applies to someone intentionally causing harm. Here, many of these individuals believe they are acting al pi daas Torah, as encouraged by their leadership. Ideally, the focus should be on stopping harmful leadership decisions without destroying individuals who are essentially pawns.

    C) The homepage lists many rabbanim, but it’s unclear whether they formally endorse the site. Clear proof of endorsement (such as a letter or short statement) would greatly strengthen credibility and avoid the appearance of name-dropping.

    I hope this is taken in the supportive, non-critical way it’s intended. The goal is to present a professional message and make neighborhoods safer without unnecessarily harming individuals.

  6. Stop complaining. If you really want something done, just call ICE. That is the only thing that will make a difference. It’s frustrating to hear you moan and groan about the devious and criminal way they are behaving and you want them to stop on their own? Never going to happen.
    Be a big boy and call ICE.
